Places named after Saint Louis

King Louis IX of France

The cities of San Luis Potosí in Mexico; St. Louis, Missouri; Saint-Louis du Sénégal in Senegal; Saint-Louis in Alsace; as well as Lake Saint-Louis in Quebec, the Mission San Luis Rey de Francia in California and rue Saint Louis of Pondicherry are among the many places named after the king and saint.

The Cathedral Saint-Louis in Versailles; the Basilica of St. Louis, King of France and the Cathedral Basilica of St. Louis, both in St. Louis, Missouri; and the Saint Louis Cathedral in New Orleans were also named for the king. The French royal Order of Saint Louis (1693–1790 and 1814–1830) as well as a hospital in the 10th arrondissement of Paris also bear his name.

Many places in Brazil called São Luís in Portuguese are named after the French Saint Louis.

Port-Louis, the capital city of Mauritius as well as its cathedral are also named after St Louis, who is the patron saint of the island.

This statue of King Louis IX of France, the namesake of St. Louis, Missouri, is located in front of the Saint Louis Art Museum. The image of this statue of the king on a horse was widely used as a graphical symbol of the City of St. Louis. It is sometimes still used as such, though the Gateway Arch has mostly assumed that role.

The original plaster model for this statue stood at the entrance to the 1904 Worlds Fair in Forest Park. After the fair the statue was cast in bronze by the Louisiana Purchase Exposition Company and presented to the city as part of the restoration of the park after the fair.

Eligible Properties:

Eligibility is limited to homes which meet all of the following criteria:

1.        The residence is a one- or two-family home, townhouse or condominium.

2.        The employee is the sole owner, owns the property jointly.

3.        The home is the employee's primary residence on the effective date of the transfer and the employee is currently living there.

4.        The employee holds good and marketable title to the property; free from liens and encumbrances (any expense incurred to eliminate or establish trusts, grants, or other title situations or to clear liens or encumbrances, will be the responsibility of the employee).

5.        The residence is in good and marketable condition.

6.        The employee knows of no hidden or latent defects for which he/she might later be held responsible.


Ineligible Properties:

Certain properties are not eligible for home sale assistance under the Plan. They are:
1.        Properties housing more than two (2) families.

2.        Cooperative apartments.

3.        Residences which require an association's approval of purchaser.

4.        Any residence which is involved in current and/or pending litigation.

5.        Property with material defects (i.e., composite-type siding, etc.).

6.        Homes with Synthetic Stucco

7.        Income-producing properties.

8.        Homes with hazardous substances (i.e., toxic and/or pathogenic mold, radon, asbestos, etc.).

9.        Mobile homes (the company will move mobile homes to the new location in lieu of purchase or will reimburse closing costs under the Plan).  NOTE: Lots are covered only if mobile home and lot are sold together.

10.      Properties not conforming to local regulations and/or which do not qualify for a certificate of occupancy.

11.      Seasonal Residences.

12.      Properties or parts of properties used or acquired for speculative purposes.

13.      Farms, ranches, or homes located, on properties in excess of five (5) acres.

14.      Undeveloped lots and/or homes under construction or renovation.

CRITICAL HOME PURCHASE STEP   12TH Step:

GET COPY OF SUBDIVISION INDENTURES

If you are part of a subdivision, then you have a Home Owner Association ("HOA") with Trustees. They are empowered to assess subdivision fees and special assessments as part of the Indentures that were filed with the county before your house was built.

INCOMING RELOCATIONS:

Very important step in Executive Relocations, where the relocation package usually requires that you purchase a home on a street that is maintained and repaired by the city, county, state --- or a private road that is covered by a recorded Road Maintenance Agreement.

Great idea to get a copy of these indentures, ask the subdivision trustees for a copy.  Or you can get a copy emailed to you or your lender or relocation service provider for a cost of approximately $10.00

Private Road Maintenance Agreement Law & Legal Definition

A private road maintenance agreement is often entered into for roads that are privately maintained, rather than maintained by a public body. For example, most state laws require the cost of maintenance for privately maintained roads to be shared equitably by the landowners benefiting from those roads. Lacking a formal agreement between landowners, the law usually requires an equal share contribution from each landowner. This is enforced through civil action, in other words, by neighbor suing neighbor. Private road maintenance agreements vary by jurisdiction, so local law should be consulted for specific requirements.

Neighbors in a private road maintenance agreement are responsible for paying the freight and organizing the work. Typical agreements require monthly, quarterly, or annual payments to the treasurer of the private road maintenance or homeowners' association. Maintenance occurs when a majority of participating owners decide it's necessary or according to a pre-approved schedule. Another method for road maintenance involves a combination of annual homeowner payments and county or city maintenance.

As per Fannie Mae Announcement 08-01 January 31, 2008

"If the property is located on a community-owned or privately-owned and maintained street, Fannie Mae will now require one of the following:


1. An adequate, legally enforceable agreement or covenant for maintenance of the street. The agreement or covenant should include the following provisions and be recorded in the land records of the appropriate jurisdiction:
o Responsibility for payment of repairs, including each party’s representative share;
o Default remedies in the event a party to the agreement or covenant fails to comply with his or her obligations; and
o The effective term of the agreement or covenant, which in most cases should be perpetual and binding on any future owners.
If the property is located within a state that has statutory provisions that define the responsibilities of property owners for the maintenance and repair of a private street, no separate agreement or covenant is required.
2. If the property is not located in a state that imposes statutory requirements for maintenance, and either there is no agreement or covenant for maintenance of the street, or an agreement or covenant exists but does not meet the requirements listed above, the lender must indemnify Fannie Mae for any losses or expenses it may incur due to the physical condition of the street or in order to establish and/or retain access thereto .
The property must continue to meet all other requirements, including any requirements related to adequate vehicular access, as outlined in the Selling Guide."

Sample of Private Road Agreement:

WHEREAS, it is desired that the ROAD be maintained in a safe and usable condition by the LOT OWNERS; and, WHEREAS, it is desired hereto to establish a method for the maintenance and repair of the ROAD and for the apportionment of the expense of such maintenance and repair among existing and future LOT OWNERS; and WHEREAS, it is the intention that this Agreement constitute a covenant running with the land, binding upon each successive LOT OWNER of all or any portion of the PROPERTY until such time as the ROAD shall be dedicated to, and accepted for use as a public road by a government entity, NOW, THEREFORE, IT IS HEREBY AGREED AS FOLLOWS:

1. The PROPERTY is benefited by this Agreement, and present and successive LOT OWNERS of all or any portion of the PROPERTY are expressly bound hereby for the benefit of the land. 

2. The cost and expense of maintaining the ROAD shall be divided equally among the lots created in the subdivision and paid by the LOT OWNER or the heirs, assigns and successors in interest of each such owner.  However, notwithstanding anything else set forth in this agreement, after DEVELOPER has chip sealed the ROAD, for the first six (6) years of the Second Amended Grayhawk Estates Road Maintenance Agreement, DEVELOPER shall not be required to participate in ROAD maintenance costs, nor for any liability incurred as a result of such maintenance, for any Lots owned by DEVELOPER, and the pro rata share of said costs or liability shall be determined by first excluding any lots currently owned by DEVELOPER.  Should DEVELOPER own any lots at the end of this six (6) year period, DEVELOPER will thereafter be treated as any other LOT OWNER and will participate in maintenance of the ROAD. 

3.In the event any of the herein described lots are subdivided further, the LOT OWNERS, heirs, assigns and successors in interest of each such newly created lot shall be liable under this Agreement for their then pro rata share of expenses and such pro rata shares of expenses shall be computed to reflect such newly created lots.

 4. The repairs and maintenance to be performed under this Agreement shall be limited to the following, unless the consent for additional work is agreed to by a majority vote (sixty seven (67) percent) of the LOT OWNERS owning 100% of the number of lots, excluding lots owned by DEVELOPER as described in paragraph 2 above, and including subdivisions thereof as described in paragraph 3 above: reasonable and normal road improvement and maintenance work to adequately maintain said ROAD and related drainage facilities to permit all weather access. Repairs and maintenance under this Agreement shall include, but is not limited to, filling of chuck holes, repairing cracks, repairing and resurfacing of roadbeds, repairing and maintaining drainage structures, utilities improvements, signs, markers, striping and lighting, if any, and other work reasonably necessary or proper to repair and preserve the easement improvements.  Individual Lot Owners are to keep the easements on their property up to and including the roadway drainage ditches, free of weeds and debris.

 5. Any repair required to correct damage to said ROAD that results from action taken by or contracted for by LOT OWNERS or their successors in interest shall be paid for by the party taking action or party contracting for work which caused the necessity for the repair. The repair shall be such as to restore the ROAD to the condition existing prior to said damage within sixty (60) days.

 6. It is agreed that DEVELOPER is initially the agent to contract and oversee and do all acts necessary to accomplish the repairs and maintenance required and/or authorized under this Agreement.  The DEVELOPER may relinquish this responsibility at any time, but once the DEVELOPER owns less than ten percent (10%) of the lots, or no later than January 1, 2009, whichever is earlier, the DEVELOPER will no longer be the agent and the LOT OWNERS must elect a new agent from among the other existing LOT OWNERS.   Repair and maintenance work on the ROAD shall be commenced when a majority of the LOT OWNERS agree in writing that such work is needed. The agent shall obtain three bids from licensed contractors and shall normally recommend accepting the lowest of said three bids.  A majority vote of the LOT OWNERS is required to accept a bid. The agent shall be paid for all costs incurred, including a reasonable compensation for the agent’s services, and such costs shall be added to and paid as a part of the repair and maintenance cost; provided, however, that compensation for the agent’s services shall in no event exceed an amount equivalent to 10% of the actual cost of repairs and maintenance performed.  The agent shall notify the parties of the funds required and each party shall within forty-five (45) days pay the agent, who
